Staging your Home to Sell
Congratulations on your decision to sell your home!
It is critical that you prepare your home to sell and sell fast. Now you may
be asking “What do Moving Boxes and Moving Supplies have to do with selling my home?”
The answer is a resounding “A LOT!” In order to get your home
in selling condition you are going to have to de-clutter, now you may
not need our moving boxes and moving supplies, but you’ll definitely use them in
order to prepare your home to sell. The important thing is you follow our tips below and learn how to sell
you home faster and for more money.
Keep two things in mind:
One, people buy on emotion and only later
use logic to rationalize their decisions. Think of how irrational
you are when something catches your eye. By helping people fall in love
with your home they’ll be more likely to overlook the negative and emphasize the positive.
Two, any minor touchups you do to your
home now is less expensive than a price reduction later. Think about what just a 3% - 5% price reduction
would cost you – it could be thousands of dollars!
Increasing the emotional appeal of your home is done by improving its
visual perception. Most people have a difficult time visualizing what a
home can be, and so it’s important that your house shows well.
The best way to accomplish this is with these three steps:
First, you need to completely De-clutter
and Depersonalize each room. This is important is because clutter can be
distracting and make your rooms appear crowded and small.
Depersonalize means removing anything that would detract from the
home’s mass appeal such as photographs and collections. Keep in
mind that it’s more difficult to envision the home as your own when
you’re looking at someone else’s family photographs. This is also
where you’ll be using moving boxes and moving supplies to help with
this de-cluttering process.
The second step is Deep Clean and Repair. The importance of cleaning your home is obvious since a dirty
home can make your home unappealing. However, deep cleaning really ratchets up the
emotional appeal. Think about when you buy or sell your car. Does a
cleaned up car that’s vacuumed, washed, and waxed have a better
chance of being sold than the same car that has that lived in look? You bet it does!
Major Repairs are essential, but minor
repairs are also important. If things are not kept up then this
tells the prospective buyer things may not have been taken care of. The
prospect could also have an exaggerated idea of what it would
take to fix the problem. Maybe a 10 cent washer fixes a leaky faucet but
the prospect thinks that may be several hundred to replace the entire faucet fixture!
Finally, Design to Sell is how we create mass appeal with accessories.
You’ve already removed your personal decorations but you need to have
something that appeals to the masses. Usually neutral paint with
bolder accents works well. Also a few well placed decorations in
threes are a good way to compliment a room.
This guide takes you from the bird’s eye view of the video to an up close and
more detailed view of each room in your house.
Remember a little work now can save you a lot of money and time later!
